Thus, if you want to increaseyour rate of acceptances you need to collect more rejections.> Be GraciousAlways thank the other person for a rejection. Congratulatethem. And be polite. This makes it easier for them to explainwhy they rejected your offer and it leaves them feeling that youare a good person.On the other hand, using insults, guilt, anger, or other highpressure techniques will upset the person. That solidifies therejection and ruins any further dialogue.Always respect the other person&#8217;s decision.> Explore WhyWhen you receive a rejection, ask the other person to explainwhat led to the decision. In sales, this is often when theselling really starts. You may be able to resolve the otherperson&#8217;s objections and convert a &#8220;no&#8221; into a &#8220;yes.&#8221;You may also learn that the other person misunderstood yourrequest. Or you may learn about other needs that you may be ableto meet.You can also use this as an opportunity to gain ideas on how youcan improve.Of course, be gracious. Be polite.> Stop When It&#8217;s OverIf the other person refuses to explain or if you are unable toovercome the other person&#8217;s objections, then the deal is over.Stop trying when it is clear that the conversation is over.Nobody likes to be badgered or hounded after they have made achoice.</p>

If its resident as a spark, it can be fannedinto a flame. If its not there  well, it isnt ever going tobe!I was talking about charisma on radio one night. Saying prettymuch what Ive said here. Someone called me on my mobile phoneliterally the minute I left the studio, to ask, Do you think Ihave charisma? I obeyed the Eastern dictum of tell the truthin the way that commits least injury, and replied with anon-answer, along the lines of, Your patients love you  youmust have some charisma. What went through my mind though, wasthat if as an adult, you have to phone someone to ask if youhave charisma, the answer is pretty self-evident.You may however, like my young goddaughter, be unaware that youhave charisma. And like her, be sincerely amazed at the degreeof competitiveness, antagonism or hostility your energy-shiftingpresence causes in some circles. When people are deeplyconservative, intellectually or emotionally constrained andrestrained, they will frequently, if not always, interpret theimpact of your charisma as a negative, threatening, dislocatingforce. Good leaders all have charisma. Its what attracts people tothem. Spellbinding, enthralling, captivating, riveting, arewords that are often used to describe a charismatic person.Repelling people is the occasional opposite and negative effectof charisma.Charisma isnt necessarily explicit, loud, vibrant or visible.It may be a quiet, compelling force emanating from someone withunobtrusive behaviour, speech or mannerisms. Im reminded of aworldwide ad agency group CEO, speaking to us years ago on atraining program. His was such a quiet but compelling, presence.He spoke softly &#8211; sometimes so softly you almost had to strainto hear him. But you absolutely couldnt  and didnt  want toignore him. Not because of his position, or power, but becauseof his presence.Archbishop emeritus Desmond Tutu has it. Nelson Mandelas birthname reflected in advance that he would have it  Rolihlala inisiXhosa, means he who stirs up trouble. In this case of anextremely positive kind! Brother Leader, the quixotic andseriously daft Muammar Gaddafi, has it. Adolph Hitler had it inevil bucket loads. Clinton has it, Tony Blair hasnt. MaggieThatcher has it, John Major doesnt. Golda Meir had it, ArielSharon doesnt. Its something that leaps out of your televisionset. Love em or hate em, youll notice when they have it.Tim Sikyea, a native Canadian medicine man, described the giftof healing being given to someone, like this: When you aregiven the gift of healing, the Wise Ones put a beetle in yourstomach. The beetle feeds on the pain and suffering of otherpeople. The day you stop feeding the beetle with the sufferingof others, it starts to consume you.What we often see in charismatic individuals is that they forgetthe gift is in trust and for the benefit of others. Accompanyingpersonal magnetism, comes great responsibility. When people usethe force for self-adulation, the beetle starts its slow work.The gift will drive them mad, or it will become a force forevil. You will remember the medium, and miss the message.If youre aware that you have charisma, treat it like aradioactive isotope that has been put in your trust &#8211; withrespect and awareness of its power to heal or harm  dependingon how it is applied. Charisma doesnt require good looks, height, a great voice orsome other distinctive feature. It is its own driving force independent of other attributes, which often have to function inconcert, to have an impact.Many organizations and corporates pay lip service to respect fordiversity. But its almost a given, that the day someone withcharisma walks through the door, the organization will mount animmune system response. It sets out to crush or kill theinvading foreign organism or bacterium, overwhelm it, and pullit into line with normal cellular function. It takes deeplyinsightful leaders to accept and nurture charismatic employees.Most commonly the charismatic ones give up the fight againstmediocrity, and go off and do their own thing.</p>

Many of my coaching clients &#8211; businesses owners ormanagers &#8211; tear their hair out over one or more toxic employees.In our business environment, we tend to recreate the dynamics ofthe family we grew up, so no wonder problems develop. It&#8217;s amazing often a business owner or manager will endure a&#8221;problem&#8221; employee, unable to help the employee make positivechanges and unable to fire them when necessary. Tolerating aproblem employee is like walking around with a sliver in yourfoot &#8211; highly irritating, but you can kind of get used to it.Then, when you finally pull it out, you can&#8217;t believe therelief! That relief generally comes in one of two ways: eitheryou and your employee are able to make some mutual improvements,or you part ways.I recommend a two step approach to this issue. First, you dowhatever can be done to turn the situation around. Very often,you may have made a few half-hearted attempts to resolve thesituation, but feel lost at sea about what else can be done. Youmust address the issues directly, calmly and clearly with theemployee. Expectations must be set, problems and solutionsexplored. Check in regularly with the employee to monitorprogress.On a more powerful level, the turnaround can result when youlearn your own and your employee&#8217;s behavioral style. I like touse the Platinum Rule assessment, developed by Dr. TonyAlessandra. It&#8217;s inexpensive ($30 &#8211; $50), easy to understand andextremely powerful in helping us understand our own and others&#8217;behavior. Your style and this employee&#8217;s style probably differ.(For more information on the Platinum rule, visit:http://www.authentic- alternatives.com/platinumrule.htm )The Golden Rule advises you to treat others as you would like tobe treated. The Platinum Rule advances this to the next leveland suggests that you treat others as you would like to betreated. Your &#8220;problem&#8221; employee may be &#8211; and probably is &#8211; adifferent style than you. The Platinum Rule shows us four corebehavioral styles (Relater, Socializer, Thinker and Director)and gives us many concrete tactics of how we can flex to meetthe other person&#8217;s style. I have seen near miracles occur &#8211; theproverbial light bulbs go off &#8211; when my clients use thisassessment to better understand themselves and their employeesand co-workers.The second step of the two-step approach: suppose you&#8217;ve fullyimplemented the first step (turnaround) and the situationremains unacceptable. Now it&#8217;s firing time, and because I betyou care about other people, you know that it&#8217;s one of the mostunwanted and difficult tasks an owner or manager faces. Iencourage my clients to remember that a business or organizationcannot afford to carry an unproductive and toxic employee. Anemployee person unwilling or unable to make the necessaryimprovements must be sent to find an employment situation thatfits them better. This does not make you an evil oruncompassionate human being. So pull out &#8220;the sliver&#8221; and create a positive, unstoppableteam. The number one key to professional success is the qualityof the people you surround yourself with &#8211; employees,colleagues, spouse, friends. Life speeds by, so remove the rocksfrom your river and let it flow forward, full force. If youcan&#8217;t turn around a problem employee, you must let them go. It&#8217;snot your fault and if you want your business to flourish, andyou will at times find you have to terminate.</p>

Some rules must beadapted in order to succeed that.Do not try to be pleasant. It&#8217;s true that most people want to bepleasant and popular but this is not appropriate in negotiationprocess. During the negotiations you will have to say &#8220;No&#8221; manytimes and displease your &#8220;opponent&#8221;. If you can&#8217;t accept thatthen let someone else do that job.Stay focused. Chit chat is the last thing you need. Remain onyour primary goals you have set and do not let the conversationgo beyond that. Don&#8217;t be the one who talks more. The more youtalk the more your opponent will know.You have to be prepared before the procedure. Learn everythingfor the other side, their financial status, older negotiationresults, other deals they have done, the arguments you expectthey could possibly develop. Where the negotiations take place?This is critical. There is a debate on that. Some people believethat negotiating in your base will make you feel better and morecomfortable during the process. Some other think thatnegotiating in your &#8220;opponent&#8217;s&#8221; base can provide you valuableinformation for who he could be and what can you except. Thethird view specifies the need of a neutral place. All could beright or wrong.Go for the higher offer. If you plan to sell your house 100.000$you will not start the offer from 100.000$.You have to startfrom more. In that way you will have more space for shifts. Youhave to set these goals before the beginning of the negotiations.Focus on your strong arguments and on the other side&#8217;s weekarguments. Doing this, you will have the upper hand and you willgain more in the outcome of the negotiation. Do not let happenthe opposite! If not you will loose more than you expected inthe first place. Avoid the early concessions. Try to be the last who give up. Youshould expect your opponent negotiator to make the first move. Don&#8217;t accept the first offer. The first offer is not the last,almost never. You will get a better one if you insist.Try the &#8220;salami&#8221; tactic. Don&#8217;t ask for the whole thing but atiny piece. Since there is not going to be an objection from theother side then you can ask for another tiny piece. This tacticis popular in diplomacy between countries but it can be adaptedto individuals too.Don&#8217;t be impatient. If the deal is very important, be preparedfor long and tiring negotiation process. If you are in hurry toclose it you will have to give more in order to do that.Do not accept no always as an answer. It&#8217;s been proved that nocan be transformed to yes with the appropriate arguments. It&#8217;snot a personal matter. The other negotiator is a human too.There is no need to take it personal and get angry if it&#8217;s notgoing as you wanted to be. You can be a tough negotiator withoutbeing hostile.Avoid the big lies. You won&#8217;t be believable. You can twistaround but lying will lead to dead end.</p>

Thisbrief article will help new cell phone consumers, and some old,learn the basic ins and outs of cell phone service providers. First a clarifications on network terms youll encounter.CDMA: Short for Code-Division Multiple Access, this is a digitalcellular technology that uses spread-spectrum techniques. Unlikecompeting systems that use TDMA, such as GSM, CDMA does notassign a specific frequency to each user. Instead, every channeluses the full available spectrum. The frequency of thetransmitted signal is then made to vary according to a definedpattern, so it can be intercepted only by a receiver whosefrequency response is programmed with the same code, so itfollows exactly along with the transmitter frequency. Major CDMAplayers are in North America are Telus Mobility, VerizonWireless, Sprint Nextel, and Bell Mobility.GSM: GSM is currently the world&#8217;s largest cellular network. GSMstand for Global System for Mobile Communications. GSM usesnarrowband TDMA, which allows eight simultaneous calls on thesame radio frequency. Considered the most advanced digitalcellular technology, GSM networks are leaders in many typically&#8221;digital&#8221; services including Short Message Service (SMS), overthe air (OTA) configuration and GSM positioning. Many new GSMphones are called &#8220;global phones&#8221; because they can be used invirtually any country. They also have SIM cards (&#8221;SubscriberIdentification Module&#8221;) that enable unique identification ofeach user and easy transportation of your data between phones.GSM 900 (transmitting on the 900 MHz frequency band) is Europe&#8217;smain digital network. It&#8217;s also used in the Asia-Pacific region.GSM 1800 is also used in Europe and Asia, but has not been aswidely adopted as GSM 900. GSM 1900 is the system used mainly inthe Americas and Canada. Top North American providers areCingular Wireless, T-Mobile, Rogers Wireless and Fido.So the question is now which network do I choose? GSM appears toprovide a greater range for those who travel, yet CDMAsupposedly has clearer reception. Many CDMAsubscribers will attest that their GSM counterparts have betterreception in some hard to reach areas.Consumers should also be mindful of the types of phonesavailable on each network. Manufacturers try to produce phonesfor each, nonetheless, LG typically produces cell phones for theCDMA network, and Nokia on the GSM, (although Nokia has a hugeCDMA portfolio as well.) Take some time and browse the phonesand their options &#8212; you have a huge selection so start now.Wireless functions such as SMS, or roaming may dictate whichcarrier you choose. But again, you have plenty of options tochoose from, and if youve never had a cell phone before, takesome time to learn about the hundreds of options you have, bothin a phone and with particular plans/carriers. Dont justcompare phones either. Providers nowadays have comparablephones, therefore, the selling feature may be plans and attachedoptions. Price, when evenings begin, add-on costs such as txtmessaging, data-transfer, should all be compared and analyzedbefore purchase. Be sure to take advantage of monthly deals fromproviders, usually you can get a solid cell phone for FREE!Generally you need to sign up for a contract that lasts 2-3years, however, if youre planning on staying with the firm andare confident with your choice, the contract isnt such a badidea. Switching providers is also an option with existingcustomers. Let me explain. Switching carriers is no longer atedious event. <p>The problems that prevent individuals coming up with ideas, writing and then commercialising their screenplays are the very same as the problems that firms face when they attempt to motivate their people to come up with innovative ideas  &#8211; whether it be innovation of product, process, paradigm or positioning.</p>
<p>The root of the problem can be defined within organizational culture:</p>
<p>A screenwriter sitting at his desk may sit motionless for hours waiting for the big idea. But he suffers from the same symptom as the person sitting in a brainstorming session in a corporate environment. The screenwriter, in reality, has plenty of ideas, but evaluation anxiety prevents her from valuing them positively, just as evaluation apprehension prevents the corporate brainstormer from saying what he really thinks:</p>

<p>b)	Fear of being perceived as unintelligent</p>
<p>c)	Lacking in competencies and consequently confidence in the domain</p>

<p>Meeting the demands of todays changing environment requires building and retaining satisfied, loyal, and motivated staff. In this competitive work environment, workers are no longer inclined to stay at one position or in one company for the entire duration of their career. The most talented professionals are more likely to be hunted by other organizations, especially by competitors, and previous company is left with tears of turn over costs, which include recruitment, rehiring, and orientation/training cost and the turnover effect on the targets is another big issue.With the turnover ratio of 15% in higher management and 10% in middle and lower management, company cant make succession planning because success does not depend only on financial and material resources but on satisfied and loyal employees and good leaders.</p>
<p>The manager whose mood swings, determine the climate of the office on any given workday. Poor interpersonal skills, unfortunate office practices, some managers by sheer shameful force of their personalities make working for the employees rotten. So we can call them toxic managers. Apparently, their results may look fine but behind the screens, none is OK even if you loose one from your workforce. It is unhealthy, unhappy, and unproductive, and it will eventually undo HRs efforts to create a healthy, happy, and progressive work place.</p>
<p>Here the question arises that why managers are remembered as toxic. The main reason is that companies dont rate the managers outside the productivity and business performance. The reasons are culture and the background.</p>
<p>Another cause for high turnover rate of any company is unsatisfactory compensation and benefits plans e.g. Base pay, performance based pay, equity based compensation and bonuses, benefits packages and different allowances and facilities like conveyance, medical, house rent etc, also the lawful benefits like gratuity and provident funds, which varies across countries. This plan of C&#038;B depends on the HR of the company as much as the HR is strong, it will make and implement good policies.</p>
<p>Putting aside some specialized industries, I believe that there is no labor shortage in this country, if in case there is any that is of unemployed people; however, there are millions of qualified people in labor market. Hiring the people from open market is not a big issue but hiring and retaining competent work force is the biggest concern. Now the question arises, how to retain them? How to reduce the turnover costs? What policies make the employees happy and satisfied?</p>
<p>The key to retain employees is that one must start before the first day of the job, when a worker looks for a place to hang a jacket, or refrigerator to keep his lunch fresh. As the first impression is the last impression. This is the work environment a good worker look into.</p>
<p>Company should identify the bad apples (toxic managers and workers who are responsible for dissatisfaction of other employees). HR should take care of these bad apples and should recreate these into detox. Because we do not need dictators, we need good leaders, who could inspire the employees and can motivate the staff even under the hard circumstance and work conditions. We need managers who could manage things instead of complaining and de motivating the staff so by finding good leaders and managers; we can prevent future problems, which can also reduce turnover ratio.</p>
<p>If you cannot offer with good salaries than at least keep your compensation packages competitive to the market. If, comparatively you are paying a little lesser, compensate them by other sources, as money is not every thing for every body, may be some employees are interested in big increments and salaries, but for most, it has no attraction. The good working conditions, environment, good communication, leader subordinate relationship, caring management, employee relationship and career development through training and development and career management plan, all are very important factors to motivate and retain employees.</p>
<p>The awareness also plays an important role in employees management. First of all employees should be well aware of the goals, which are given to them and of course regarding rewards and benefits expected after completion. They should have a vision and a mission before them. All managers should be communicated about the turnover cost on priority bases. Managers should also be held accountable for employees turnover and the cost involved. These costs should be a part of every departments profit and loss statement, and should be made integral aspect of each departments budget.Today employee retention is a big issue, and can only be handled successfully by team effort along with a strong communication network, and feed back mechanism.</p>
